Debenham Property Market – April 2025 Update

Welcome to the very first edition of our monthly market update, where we break down what’s really going on in the Debenham housing market—without the fluff. We all see the national headlines. 

Right now, there’s a lot of chatter about decade-high levels of property available across the UK. But here’s the thing: the local story is often very different. 
That’s why every Monday, I sit down and review fresh market data—not just for Suffolk as a whole, but for our specific area, including the Debenham High School (DHS) catchment. Because let’s face it: people buy and sell homes differently based on where they live, and national stats don’t always tell the whole truth. 

Over the Last 4 Weeks: 🏡 75 New Listings 💼 51 Sales 🔻 36 Price Reductions 

Are There Really More Homes on the Market? Yes and no. 
Nationally, there may be more homes for sale than we’ve seen in years. 

Locally? We’ve hovered at an average of 342 available properties over the past year. 
So while supply is up, it’s not a seismic shift for our area. 
But here’s where it gets interesting: back in 2022, there were just 152 homes available. 

Now? That number has more than doubled.

So What Does That Mean for You? It all comes down to supply and demand. 
When there are more homes available, each one gets a smaller share of buyer attention. Simple economics. 

Rightmove listings in our area still average 49 views per day, so buyer interest hasn’t dropped dramatically. But with more choice, buyers can afford to be pickier. 

Imagine you were selling a 3-bed home in Debenham two years ago, and a buyer only had 4 options. You had a 25% chance of winning their attention. 
Now there are 8 homes to choose from—your odds are cut in half. 

How Do You Stay Ahead in a Crowded Market? Price competitively. 
And no, that doesn’t mean selling for less—it means advertising at the right price to grab attention. 

A compelling asking price can spark competition, and competition is the best way to achieve a strong final sale price.
