The Spring Rush Is Coming… But It’s Not What You Think

Suffolk Property Market Update – April 2026 
The national headlines rarely reflect what’s actually happening on the ground. What matters is the detail, how the market is behaving here, across our towns and villages in Suffolk. Each month, we track the numbers and the real-world patterns behind them, so you can see what’s actually going on,  not just what’s being reported. 
March has given one of the clearest views yet of how the 2026 property market is shaping up locally… and it’s behaving very much as we’d expect heading into spring. 


March Market Summary 
Buyer activity has remained strong, with Rightmove views consistently sitting in the high-40s to low-50s, a clear lift from the mid-30s seen in December. More importantly, that interest is converting, with sales agreed holding at strong levels between 116 and 152 per week. 


Stock levels have remained relatively controlled, sitting just under 3,000 homes for most of the month. However, we’ve started to see an increase in new listings towards the end of March, with a noticeable jump in the final week, typically the first sign of the spring market beginning to open up. 


This balance between demand and supply is key. Buyers are active and engaged, but as more homes come to market, choice increases and competition between sellers begins to build. Overall, the market is moving in a steady and predictable way, demand is strong, supply is rising, and the shift into a more competitive spring phase has now begun. 


The Spring Rush Is Coming… But It’s Not What You Think 
Every year around this time, we start to hear the same thing: “We’ll wait until spring to sell.” On the surface, it makes sense. 
The days are longer, gardens start to look better, and the property market feels more active. 
It’s long been seen as the “right” time to move — and to a point, that’s true. 
Spring does bring more buyers. 
But it also brings something else: 
More competition. 


Why Spring Feels Like the Safe Option 
Spring has earned its reputation for a reason. Buyer activity increases, families plan around school terms, and after the slower winter months there’s a natural sense of momentum returning to the market. We’re already seeing that locally. Buyer attention has steadily rebuilt since Christmas, and that interest is now converting into real movement. In simple terms: Buyers aren’t just browsing, they’re buying. But this is where the full picture starts to matter. 
What Actually Happens in Spring Spring doesn’t arrive all at once, it builds. And right now, we’re at a key point in that process. Demand is already strong…but supply is only just starting to catch up. 
We’ve begun to see an increase in new listings, which is typically the first sign of the spring market opening up. Sellers who have been waiting through winter are now starting to act, and as they do, the dynamic begins to shift. Buyers go from having limited choice… to having options. 


When Choice Increases, Behaviour Changes 
When buyers have more choice, they slow down. They compare more carefully and become more selective. This links directly back to something many sellers underestimate, the importance of presentation, pricing, and detail. Homes are no longer viewed in isolation; they’re being weighed up side by side. And that’s when competition between sellers really begins. 


Where Sellers Get It Wrong 
This is where many well-intentioned sellers get caught out. They wait for spring expecting it to make things easier… but then launch into a more competitive market without adjusting their approach. 
We tend to see the same patterns: 

  • Overpricing, assuming more buyers means higher offers 
  • Delaying launch and missing early momentum 
  • Relying on timing alone rather than strategy 
The reality is simple: Spring doesn’t guarantee a better result, it just changes the playing field. 


What Actually Works 
In a market like this, it’s not about when you sell. It’s about how you launch and where you sit within the market cycle. The homes that perform best are the ones that: Price with purpose from day one Present well (down to the small details) Create momentum in the first couple of weeks That early window, when demand is strong but supply is still building, is often where the best opportunities sit. Get that right, and you’re working with the market. Get it wrong, and you’re often chasing it. 


Final Thought 
Spring is a good time to sell. But it doesn’t arrive overnight, and it doesn’t behave the same way throughout. The opportunity isn’t just being on the market in spring. It’s where you sit within it. Because as more homes come to market, the dynamics change quickly. 
Right now, we’re seeing a market where demand is strong… and competition is only just beginning to build. And understanding that difference can make all the difference. 


It Wasn’t the Price - Story of the Month
