What Buyers See That Sellers Don’t

February Market Snapshot 
February continued the steady start to the year across the Debenham High School catchment, with the market showing positive signs of stability. 


Stock levels remained controlled throughout the month, sitting between 287 and 299 homes available. That’s a relatively tight range and typical for this stage of the year, before we usually see a rise in new listings as spring approaches. 


Buyer attention also remained healthy. Rightmove views held consistently around the low-to-mid 50s, noticeably stronger than the mid-30s levels seen during December’s seasonal slowdown. This suggests buyers who paused over Christmas have returned and are actively searching again. 


Sales agreed were steady rather than dramatic, generally sitting between 7 and 11 per week, indicating that viewing activity is translating into genuine transactions. 


Overall, the data points to a balanced early-year market, where demand is rebuilding gradually while supply remains measured as we move closer to the traditional spring selling season. 


What Buyers See That Sellers Don’t 
When you live in a home for years, you gradually stop noticing the little things. A door that sticks slightly in winter, a loose handle on a cupboard, or a patch of paint that never quite got finished. 


To the person who lives there, these are tiny details. You understand the house, you know how it works, and you know that most of these issues are quick and inexpensive to fix. 


But buyers see something very different. 


When someone walks through a property for the first time, they’re not just seeing the rooms and layout. They’re subconsciously building a picture of how well the home has been looked after. Every small detail contributes to that impression. 


One loose handle doesn’t matter much on its own, and a scuffed wall isn’t a big issue either. But when buyers notice several small snags across different rooms, those details begin to form a pattern in their mind. 


At that point, the question often shifts from: 
“Do we like this house?”

“What else might need doing?” 


This is where buyer psychology becomes important. 


Buyers rarely calculate the real cost of fixing small problems. Instead, they estimate risk. A repair that might cost £50 or £100 to sort can easily become a £300 or £400 mental deduction when someone is weighing up what they’re prepared to pay. 


Multiply that across several small issues and suddenly the property begins to feel like it needs “work”, even if the reality is simply a handful of minor jobs. 


It’s not always logical, but it’s very human. 


Most buyers will have viewed several homes before stepping into yours, and whether consciously or not they’re comparing each one. They’re noticing how the house feels, how well it appears to have been maintained, and how confident they feel about moving in without surprises.

Those small signals tell buyers something important: 
This home has been cared for. 


Before bringing a property to the market, it can be surprisingly valuable to walk through it as if you were seeing it for the first time. 


Look for the little things, loose handles, marks on walls, dripping taps, sticking doors, or small unfinished jobs that have quietly blended into the background over time. Individually they may seem insignificant, but together they shape the overall impression buyers take away from a viewing. 


In a market where buyers have more time to compare properties and think carefully about their decisions, those details matter more than many sellers realise. 


Buyers don’t just see the house you live in.

February Numbers 
Across February we saw: 

  • 64 new listings 
  • 31 sales agreed 
  • 31 price reductions 
Compared with January, this meant: 
  • New listings increased by 19 
  • Sales increased by 12 
  • Price reductions fell slightly by 4 
That combination — rising listings, rising sales, and stable reductions — suggests a market that is active but controlled, rather than overheated or struggling. 


A Market That’s Building Momentum 
So far, 2026 is following a familiar pattern. The Christmas slowdown is behind us, buyer attention has returned, and the local market is gradually building momentum as we head toward the spring months. 


For homeowners considering a move this year, understanding these patterns can be far more useful than reacting to national headlines.

And right now, locally, the signs suggest a steady and healthy market as we move into spring.
